The community sits on roughly 1,400 wooded acres in southern Spring Hill, off Mariner Boulevard. Four golf courses anchor the property, but the social and recreational center is the Lodge: a 100,000 square foot clubhouse with six restaurants, a 480 seat performing arts center, a 4,000 square foot fitness center, three pools, and the headquarters for over 100 active resident clubs.
The community is fully built out with single family homes ranging from 1980s villa style to 2010s custom estates. Mature oaks, pines, and palmettos give Timber Pines a distinctly different feel from newer Florida active adult developments where everything looks the same age. Streets curve. Lots vary. Homes on the original parcels often back to natural buffer or golf course.
Who Timber Pines Fits
Buyers in their late 50s through 80s who want a fully amenity built community without leaving the gates for daily activity. Active golfers especially benefit, the four course access is unusual at this price point.
What to Verify Before You Buy
- HOA documents. Request the most recent POA budget, reserve study, and rules. Verify whether your specific home includes Lodge access, what is bundled, and what is à la carte (most notably golf).
- Golf membership tier. Decide between social only (no golf), partial play, or unlimited. Match the membership level to actual play frequency.
- Lot conditions. Florida soil settles unevenly. Older Timber Pines homes (1985 to 1995) may have foundation cracks, original 1980s windows, or aging HVAC systems. Inspections matter.
